Architectural Control Committee

The Architectural Control Committee (ACC) of the Terraces at Mt Olympus is responsible for maintaining the aesthetic and structural integrity of the development by enforcing the association’s CC&Rs. The duties of the ACC, at the behest of the HOA Management Committee, include, but are not limited to, reviewing and approving all applications for exterior modifications in the community. Administering the architectural standards and the application/approval process are tasks that are typically performed by the association’s ACC. As per the association’s governing documents, prior written approval by members/owners for changes need to be submitted to the ACC before a member/owner may make a physical modification to the member’s property or to association’s common areas. Such improvements and modifications are regulated by the association’s architectural standards. The Management Committee may assign Design Guidelines for the purpose of maintaining a consistent character and quality of appearance throughout the development.

  • Landscaping improvements
  • Exterior finishes, paint colors
  • Storm Doors
  • Maintenance of trees, etc.

The responsibility for reviewing and approving/disapproving a member’s application for modifications lie with the ACC before its recommendation is passed to the Management Committee. If an application is disapproved (rejected), the written decision will include both an explanation of why the application was disapproved and a description of the procedure through which the member may request reconsideration of the decision by the Management Committee.

The ACC meets periodically and will have decisions to owners in a timely manner.
